At Holly & Associates, Inc. we work in several different modes to bring your ideas to reality.
Design Build
In this model, we work with you and our in-house design team to develop the scope of your project, possible design solutions, a realistic budget and a construction timeframe. Holly & Associates, Inc. handles all aspects of the project including plans, specifications, permits, environmental health issues, engineering, energy conservation requirements as well as design issues. This model usually works best for people who have a good idea of what they want to do and who don’t mind doing some work themselves to make color and material selection and make design decisions. This is generally the least expensive approach through the preliminary process and fits particularly well for smaller to mid-size projects.
Steps: You are presented with a Conceptual Design Contract to begin the process. We will meet with you a variety of times as the design, specifications and costs are developed. After the initial concept drawings are created, a preliminary estimate is developed to make sure the project is lining up with budget expectations. As work on the project progresses, various subcontractors and professionals examine your building to address possible construction issues that may need to be addressed in the planning stage. Because Holly & Associates, Inc. is performing the project design and planning, this option provides for a seamless process into construction. We will usually have a construction slot for you within a few weeks of permit issuance.
Collaborative Design Build
In this model, Holly & Associates, Inc. works with you and an architect to discuss the scope of your project, possible design solutions, a realistic budget and construction timeframe. Typically our role is to provide estimates during the design phase, assist in value engineering and to efficiently complete the project. The architect is responsible for dealing with the public agencies and getting the plans through the building department and ready for us to pick up the building permits.
An architect is appropriate for many of our clients, especially those who know that their current space is not working, but do not know what to do about it. Architects are formally trained in a wide variety of design and space usage issues. They are particularly good at assessing needs, developing solutions that get to the heart of that need, as well as bringing a sense of design and sometimes art to a project. Architects are often involved in making color and material selections. Though more expensive than our in-house designers, they can often suggest solutions that will pay off both in design and efficiency. This is Holly & Associates, Inc.’s most common approach and is appropriate for mid to large size residential renovation, commercial work and most custom new construction. If budget is a concern, a collaborative team approach is the most cost efficient approach to the fulfillment of your goals.
Steps: You are presented with a Preconstruction Services Contract. Next we suggest one or more architects with whom we have years of experience. You have a separate, independent agreement with the architect but we all work closely in a team environment. For those clients who already have an architect they wish to work with, we would be happy to work in a collaborative team approach with your architect. We can also take concept plans developed by an outside architect and do the construction documents ourselves in-house.

Build Only
This model is for those who already have a complete set of plans and are shopping for pricing. Holly & Associates, Inc. generally does not take on build-only projects as we feel that our clients are best served by a team design-build approach. The advantages of the team approach are:
- Minimizes hidden and surprise cost overruns
- Helps to virtually eliminate time gaps between project phases
- Minimizes critical breakdowns between the designer, contractor and owner
- Strives to contain costs at every level. Since the project design is started with the budget as a cornerstone the project is not overdone. The process favors reliability and stability because it allows the owner to make crucial value decisions throughout.
What Happens Next . . .
When the first agreement is signed, you are given access to the client section of Holly & Associates, Inc.’s website, which among other things, will help in the planning and selection process. You will have access to tools which help determine cost versus value of various types of projects, online resources, contract language, specification worksheets, timelines and schedules, lists of local suppliers and resources, warranty information, specific construction standards and more.
When the design and engineering are complete, Holly & Associates, Inc. finalizes the costing and presents you with a complete Construction Contract. As you will already have had access to the contract language, specifications, and government mandated language, the process is usually without surprises. The fixed price contract is usually right in line with the former estimates, We give you a project start and completion date, identify whatever items still need selecting and plan with you the next sequence of events. We develop our construction schedule and begin distribution to our subcontractors and suppliers.
